We order the appraisal to confirm the property value, verify your alternative credit references, and complete underwriting. We guide you through any additional documentation needed and keep you updated at every step.

Frequently Asked Questions
ITIN Loan FAQs
Answers to the most common questions about ITIN loans, qualification, documentation, and the path to homeownership.
No. Texana Bank Mortgage uses a soft credit inquiry for pre-qualification, which has absolutely no impact on your credit score. You can check your eligibility, explore loan options, and get pre-approved without any effect on your credit. A hard inquiry only occurs later if you formally move forward with a full application.
An ITIN loan is a mortgage designed for borrowers who have an Individual Taxpayer Identification Number (ITIN) instead of a Social Security Number (SSN). These loans allow non-citizens, undocumented immigrants, and other individuals without an SSN to purchase a home in the United States. ITIN loans are offered by select lenders like Texana Bank and are not government-backed programs — they are non-QM (non-qualified mortgage) products.
To qualify for an ITIN loan, you need a valid Individual Taxpayer Identification Number issued by the IRS, at least 2 years of U.S. tax filing history using your ITIN, stable income with documentation (pay stubs, tax returns, or bank statements), a minimum down payment of 15–25%, and either a credit score of 620+ or acceptable alternative credit history (rent payments, utility bills, etc.). The property must be your primary residence.
An ITIN (Individual Taxpayer Identification Number) is a tax processing number issued by the IRS to individuals who need to file taxes but are not eligible for a Social Security Number. ITINs are issued regardless of immigration status and are used solely for tax purposes. An SSN is issued by the Social Security Administration to U.S. citizens, permanent residents, and authorized workers. Both are 9-digit numbers, but ITINs always begin with the number 9.
Many ITIN loan programs accept alternative credit history in place of a traditional credit score. This can include 12 months of on-time rent payments, utility bill payment history, cell phone payment history, insurance payment records, or remittance payment history. If you do have a traditional credit score, a minimum of 620 is typically required.
ITIN loans typically require a down payment of 15–25% of the purchase price. The exact amount depends on your credit profile, income documentation, and the specific program. Some programs may allow as low as 15% down with strong compensating factors like excellent alternative credit and significant cash reserves.
ITIN loan borrowers can document income through several methods: 2 years of U.S. tax returns filed with the ITIN, recent pay stubs or an employment letter from your employer, 12–24 months of bank statements showing regular deposits, or a combination of these. Self-employed borrowers may use tax returns or bank statements to demonstrate income.
ITIN loans are available for single-family homes, condos, townhomes, and 2–4 unit properties (as long as you occupy one unit as your primary residence). The property must meet standard appraisal requirements. Investment properties and second homes are generally not eligible for ITIN loan programs.
Yes. ITIN borrowers can refinance their existing ITIN loan into a new ITIN loan to potentially lower their rate or change their term. If the borrower later obtains a Social Security Number, they may also be eligible to refinance into a conventional, FHA, or other traditional loan program with potentially better rates and terms.
To apply for an ITIN, file IRS Form W-7 along with a completed federal income tax return and original documents (or certified copies) proving your identity and foreign status. You can mail the application to the IRS, apply in person at an IRS Taxpayer Assistance Center, or use an IRS-authorized Certified Acceptance Agent (CAA). Processing typically takes 7–11 weeks.
For tax and mortgage purposes, you are considered a resident alien if you have a Green Card or meet the Substantial Presence Test (physically present in the U.S. for at least 31 days in the current year and 183 days over a 3-year period using a weighted formula). A non-resident alien does not meet either test. ITIN loans are available regardless of resident or non-resident alien status — the key requirement is having a valid ITIN and U.S. tax filing history.
If you obtain an SSN after purchasing your home with an ITIN loan, you should notify the IRS to consolidate your tax records. You can then refinance your ITIN loan into a conventional, FHA, VA (if applicable), or other traditional loan program, potentially at a lower rate. Your payment history on the ITIN loan builds your credit profile for this transition.
Yes. You can have a co-borrower on an ITIN loan. The co-borrower can also have an ITIN, or they can have an SSN. Having a co-borrower with strong credit or additional income can improve your qualifying power and potentially result in a lower interest rate and better loan terms.
ITIN loan amounts typically range from $100,000 to $1,000,000 or more depending on the lender and program. Texana Bank offers ITIN loans for a wide range of property values. Higher loan amounts may require a larger down payment and additional cash reserves.
ITIN loans are non-QM (non-qualified mortgage) products and do not typically carry traditional PMI requirements like conventional loans. However, ITIN loan rates may be slightly higher to account for the additional risk factors. The absence of PMI means your monthly payment is more straightforward to calculate.
While government-sponsored first-time homebuyer programs (like FHA or state DPA programs) generally require an SSN, some local housing authorities and nonprofit organizations offer down payment assistance or homebuyer education programs that accept ITIN holders. Texana Bank can help identify available programs in your area.
Closing costs on an ITIN loan typically range from 2–5% of the loan amount. These include origination fees, appraisal, title insurance, recording fees, escrow deposits for taxes and insurance, and third-party fees. Some costs may be negotiated with the seller or structured into the loan depending on the program.
Yes. Rental payment history is one of the most commonly accepted forms of alternative credit for ITIN loans. You will typically need to provide 12 months of cancelled checks or bank statements showing on-time rent payments, or a letter from your landlord confirming your payment history. This demonstrates your ability and willingness to make regular housing payments.
An escrow account is a special account managed by your mortgage servicer that holds funds for property taxes and homeowner’s insurance. A portion of each monthly mortgage payment goes into the escrow account, and the servicer pays your taxes and insurance when they come due. Most ITIN loans require an escrow account to ensure these obligations are met on time.
ITIN loans typically take 30–45 days to close from application to funding. The timeline depends on how quickly you provide documentation, the appraisal scheduling, and underwriting review. Having your ITIN, tax returns, income documentation, and alternative credit references ready before applying can help expedite the process.

They took the time to explain everything clearly, answered all of my questions, and kept me informed throughout the entire process. I always felt like I had someone in my corner who genuinely cared about helping me reach my goals.

Adam McCormick is an absolute professional in every sense of the word. I will NEVER use any other loan officer for my financials other than Adam as long as he is in the business. His work as my loan officer was exceptional. Throughout the process, he always responded to an e-mail, responded to a text, called right back if not answering immediately. He always made you feel as though you were his only client. There was never the impression he had more important things to do other than speak with you. He worked with us through a death in the family, personal issues, and numerous other challenges. It's possible other loan officers would have given up on us during this process, but Adam stuck with us through it all. His work ethic is amazing. He is an expert in his craft. I could not possibly give a higher recommendation, he has redefined what right looks like in this business.

Texana Bank was there for us throughout the entire process. Their personableness, as well, their professionalism. As a financial institution it was nice to know that while obtaining a loan, we had a safe place to relay. They are absolutely “by the book” and at the same time makes the process easier to participate. The hospitality and genuine concern as clients was overwhelming of which we will always consider Texana Bank first, before mostly any other financial institution.
