What "qualifying with an ITIN" does and does not mean.
Getting an ITIN is a tax step. Qualifying for a mortgage is a separate underwriting decision, and the two should not be confused.
How people get an ITIN
Per IRS instructions, an applicant generally completes Form W-7, attaches a U.S. federal income tax return unless an exception applies, and provides identity and foreign-status documents. Applications can go by mail, through a Taxpayer Assistance Center, certain VITA sites with ITIN services, or a Certifying Acceptance Agent. The IRS how-to-apply page (last reviewed or updated Feb. 22, 2026) says to allow about 7 weeks for a notice, or 9 to 11 weeks during tax season (Jan. 15 to Apr. 30) or if applying from overseas.
ITIN review is not the same as a foreign-national review
Texana’s public materials treat these as different starting points: an ITIN review typically centers on U.S. tax filing with an ITIN, while a foreign-national review often starts from living abroad. Having no SSN and having no U.S. credit file are also separate facts. Confirm which path fits before assuming the labels are interchangeable.
Soft inquiry is not an approval
The CFPB distinguishes a soft credit inquiry, which generally does not affect credit scores, from a hard inquiry, which often follows a formal application and can affect scores (CFPB, last reviewed Sep. 5, 2025). A soft-inquiry pre-qualification is a first look, not a commitment to lend.
